Brokering Homes Just Isn't the Same These Days


Real estate companies have been overtaken by the sub-companies that operate under the flagship name -- Team Joseph, etc.

The brokerage company's name is no longer as important to the public as it once was.

Somehow a decision was made that dual agency was evil, even though thousands upon thousands of transactions had been properly handled that way in years past.

So to offset that, the idea was to have teams. One agent lists the property, another member of the team represents any prospective buyers who inquire.

Proponents insist that the two agents will keep their part of the transaction a secret from the other team member agent.

While I can say it isn't always true, we all know that, in the main, that is absolute nonsense.

Meanwhile, the listing agent has her name on the yard sign's rider and her direct phone number, so that she can answer the questions of inquirers and assign them to the buyer's agent of her team.

So office telephones rarely ring for the other office agents who are patiently sitting at a desk for several hours to answer what turn out to be another day of those phantom calls.

No one wants to do phone time anymore, and it's understandable. Raking leaves at home would likely be a more productive use of the time.

Many real estate offices that once had a beehive of agent activity in them day after day, are now cavernous, with many vacant, rarely used desks in work stations, and with a paid support staff that has little to do but to act busy.

Agents, most seeing it as I do, find little reason to spend anytime at the brokerage office.

All of our work is done at home, in our car, while having a Starbuck's latte or shopping at Neiman Marcus or at the Lexus dealer.

Maybe all of that is better, but for the life of me I don't see how the client or the brokerage office benefits.

In my case, I continue to practice dual agency as I have for forty-nine years. Both clients can be sure that they will be well represented.
