I'll admit that in prior years, I rarely if ever accompanied an MLS co-op agent when they showed one of my listings.
But in recent months I've been there in at least 80% of the time to welcome the co-op agent and his clients.
So here are my questions:
- How does an agent demonstrate my listing when they are on their cell phone as they walk in the door and are still on it as they and their clients leave?
- How does an agent demonstrate my listing when they do nothing but quickly lead their clients from room to room, restricting their total dialog to "25 words or less?"
- What's the deal of the agent walking at least 20 steps in front of their clients as they leave, the agent shutting the front door behind himself, leaving the clients to catch up, then open and close the front door themselves?
And finally....
- Do agents no longer read the information that is provided them on the MLS listing before they come to show the home?
One thing I can promise you. My clients get my full attention, the cell phone calls can wait. I know my product in advance and I show and demonstrate it to the best of my ability. Period.

Hi Bill... it never ceases to amaze me when I see agents behaving like you describe. They do a disservice to their clients when they do not give them their undivided attention.
Steve, you and I have to be brothers even though you're young enough to be my son and we have different biological parents.
In my wildest imagination, I wouldn't be able to imagine you EVER showing property in this manner.
Bill...it bothers me to no end when Agents answer their cells while with a client....plain and simple....it's rude!
I leave mine in my car and on vibrate when I'm having a conference!
Where did good manners go??
Just a total lack of respect, but I am no longer amazed at what some people will do.
